That depends on which version you're trying to play. The links in the "Files" and "Required Hakpaks" section of the Vault pages support the older version, v3.4. If you want to play the (latest) v4.1 remake of Chapter 1 (v4.1), the only downloads you need are the ones in the following pdf file:

rest of the links there are actually unnecessary if you use it.
If you want to play the latest version, the instructions in that pdf are the ones to use. However, you'll have to stop at the end of Chapter 1, since I haven't yet finished and released the v4 upgrade for Chapter 2. Sanctum v4 substantially changes the modules, including their custom content architecture, so unfortunately, the Chapter 1 remake isn't isn't compatible with the old version of Chapter 2. So they're both still there for now for anyone who wants to download and play the previous version of both modules.
I chose easy at the start. My level one ranger gets the choice of being one shot killed by a Vrock 20 levels higher & can't be damaged by my non magical sword. or running into the stream map which leads to a north forest map, which puts me in an area where I can't move anywhere.
I put myself in GOD mode so I could explore a bit, But even though I can't die I eventually get swamped & am unable to move for being surrounded by high level creatures. My journal said I may have foreseen my own death, so I thought maybe I'm meant to die. But dying only results in having to reload.
How exactly is your level one character meant to get started?
Your first level character is definitely not supposed to be able to defeat the vulture demon. When you first encountered it, you should have gotten a hint from your talent to flee along the stream bed. When you enter the Forest Stream area, you need to continue following the stream, not the road into the North Forest (you'll do that later). When you arrive you're already a short way along the stream and facing the right way; there's actually some scripting to have you look back over your shoulder, see the demon following you, and then run in the right direction.
Especially given your feedback, I may just turn the stream run into a cutscene to make sure that players go the right way.
